Palm Valley is the inland half of 32082 — the stretch along the Intracoastal,
west of the marsh, with larger lots, older Florida houses standing alongside
recent custom builds, and a good deal more outdoor living per acre than the
beach side. It is the same ZIP code as the oceanfront villas and it is a
genuinely different environment for an appliance.

## Far enough back that the salt is a secondary problem

Three and a half miles inland, with the marsh and the Intracoastal in between,
the chloride load in the air is a fraction of what it is at the dune. Condenser
corrosion is still worth watching here — the prevailing wind comes off the
water and this is still a coastal county — but it is no longer the first thing
we look for, which is a meaningful change from the way we approach a house in
Sawgrass.

What replaces it is humidity and heat. The waterway keeps the air heavy, lots
are large and shaded unevenly, and garages, outbuildings and summer kitchens
here are frequently the place where a second refrigerator or a freezer ends up
living. An appliance in an unconditioned garage in Palm Valley is being asked
to reject heat into an ambient far above anything a kitchen ever produces, and
the classic symptom follows: it holds overnight and loses ground every
afternoon through the summer.

## Outdoor kitchens, docks and pool decks

More than anywhere else in Ponte Vedra Beach, the refrigeration in a Palm
Valley house tends not to be all in the kitchen. Undercounter units on covered
lanais, drawer refrigeration in an outdoor island, a beverage centre near the
dock — these are common here, and each one is a small sealed system with a
narrow toe-kick intake in an environment with no building envelope around it.

Cover is the variable that matters. A unit under a proper roof with a real
overhang ages at close to an indoor rate. The same unit in the open takes sun,
rain and wind-driven moisture directly, and it will need attention on something
like double the interval. Anything within reach of the water should also be
checked for corrosion at hinge pins and fasteners, because a hinge that has
stiffened stops closing the door over the last half inch, and that turns a
hardware problem into a refrigeration one.

## Two build eras, one postcode

Palm Valley has older Florida houses standing next to recent custom builds,
often on the same road, and the two present very differently once a panel is
off. In the older stock the appliance opening was framed for whatever was
being sold at the time, the dedicated circuit may be shared with something it
should not be, and a later renovation has usually fitted a modern cabinet into
an opening it does not quite suit — tight side clearance, a shortened toe-kick,
or a grille that has been trimmed to fit the joinery.

In the newer houses the opening is right and the problem moves elsewhere: more
equipment, more of it integrated, and more of it plumbed. A water line running
to an island, a lanai and a butler's pantry means three shut-offs, three
connections and three places for a slow leak to sit unnoticed under cabinetry.

Neither era is worse to work on. They simply change what gets checked first.
In an older house the supply and the clearance come early in the visit,
because the installation itself is a live variable. In a newer one they can
usually be taken as read, and the readings inside the cabinet carry the
diagnosis instead.
