Sub-Zero repair at The Plantation

The Plantation is a small, quiet, heavily wooded community set back from the beach behind mature canopy, and a meaningful share of the houses in it are not occupied year-round. That single fact changes the service pattern more than the water or the salt does, because the defining variable for an appliance is not how hard it works — it is how long a fault can run before anyone is standing in front of it.

The economics of an empty house

A refrigerator in a house that is lived in gets audited daily without anyone meaning to. Someone notices the ice bin filling more slowly, hears the compressor running when the kitchen is quiet, finds the milk not quite as cold as it was. None of that happens in a house that is shut for four months.

So the faults we find at The Plantation tend to be older than the ones we find in full-time houses a mile away. A condenser fan that slowed in April is found in September. An ice maker that started producing light, hollow cubes in the spring has, by the time anyone returns, plated its mould, lengthened its harvest cycle and silted its drain — three problems where there was one. A drain line that began to back up has had a whole summer to freeze into a flat sheet across the floor of the compartment.

None of this is exotic. It is ordinary wear that nobody was present to interrupt, and it is why we suggest a look before the season rather than after the first dinner party.

The ice maker, running unattended

An ice maker left on in an empty house is the clearest illustration of the whole problem. It produces ice into a bin nobody empties, the cubes fuse into a single block, and the machine keeps cycling regardless — months of wear against not one cube anyone will drink. Meanwhile the water line, the fill valve and the drain sit wet and unattended for the entire period.

For a house that will genuinely sit for months there is a real decision to make about whether it should be running at all, and it is not the same answer for every unit. It depends on the machine, on whether the supply can be isolated cleanly at a shut-off you can actually reach, and on how long the gap is. That is a conversation worth having before you lock up rather than a discovery when you come back.

Canopy, salt and roughly sixty-eight storm days

The heavy tree cover here is genuinely protective. Set back from the dune and shaded, the houses at The Plantation see less direct salt deposition than the oceanfront villas, and condensers hold a clean fin pack longer as a result. Under a mile from the Atlantic is still under a mile, though, and anything on an uncovered pool deck gets the beachside dose regardless of what the tree canopy is doing for the roof.

The other thing an empty house is exposed to is weather. This coast sees on the order of sixty-eight thunderstorm days a year, and control boards do not enjoy that. A unit that has been unattended through a Florida summer and comes back behaving oddly — a display that does not respond as it should, a cycle that will not complete — has usually been through more electrical events than anyone was there to count.

We are an independent shop working on Sub-Zero only. The diagnostic is a flat fee, credited toward the repair once you approve it, and a written estimate comes before anything is opened. Sealed-system work is done by EPA Section 608 certified technicians and parts are genuine OEM, ordered against your own model and serial plate.
