Two things about 32082 decide what fails in a Ponte Vedra Beach kitchen, and neither of them is age. The first is the ocean, which in parts of Palm Valley is a couple of miles off and in the Sawgrass communities is close enough that the salt never really leaves the air. The second is the electrical supply, which on this coast is interrupted far more often than most owners realise.

What the built-in format changes about a repair

Almost everything in these kitchens is built in rather than freestanding, and that single fact governs how a visit runs. A full-height built-in or a pair of integrated columns sits in a framed opening, carries a cabinet-matched panel, is levelled on adjustable legs and is anchored at the top to the surrounding joinery. Nothing about it is designed to be pulled out casually, and in a finished kitchen with a stone overhang or a tiled floor laid up to the base, bringing a cabinet forward is a job in itself.

That is why the diagnostic order runs from the outside in. Temperatures and run behaviour first, because they can be read without disturbing anything. Airflow and the condenser next, since the grille comes off in place. Door closure, seal condition and hinge action after that, because a door that stops sealing over the last half inch produces symptoms that look like refrigeration faults. Only when those are ruled out does the sealed system come into it — and that is the point at which the cabinet may genuinely need to come out.

Ordering the visit that way is not caution for its own sake. It means most repairs finish without the unit ever leaving its opening, and it means that when we do tell you the cabinet has to come forward, that has been earned by the readings rather than assumed at the door.

Houses closest to the dunes see it first. Units in Marsh Landing and The Plantation, set back behind the marsh, tend to be a year or two behind the oceanfront homes on the same schedule.

The ZIP is not one environment

The other local variable is electrical. This coast averages on the order of sixty-eight thunderstorm days a year, and control boards are the component that notices. It rarely presents as an obvious failure. It presents as a display that no longer responds the way it did, a cycle that will not complete, or settings that have quietly reverted — most often in a house that was closed for part of the summer and had nobody in it to see the events happen.
